Pre-Construction Activities
- Assemble Design Team
- Review and Report on ADA/Title 24 requirements
- Establish Standards for construction
- Establish a project budget based on goals and objectives
- Develop a Master Schedule with appropriate Phasing
Conceptual Design Activities
- Evaluation of Budget for compliance with overall needs with
client
- Select construction materials and finish options
- Define allowances for furnishing, accessories, plants and artwork
- Refine budget to adjustments made in plan
- Prepare Final Budgets on approved Conceptual Design
Documentation Phase Activities
- Submit Value Engineering and Drawing Clarification requests
- Coordinate, qualify and analyze Subcontractor Proposals for
Drawing and Specification Compliance
- Review Final Take-Offs and Costs with Client
- Coordinate Engineering and Architectural documents
- Issue Bid Documents for Subcontractor implementation and pricing
- Prepare Construction Schedule
- Prepare Contract for Construction and Schedule of Values
Construction Phase Activities
- Coordinate with Governing Agencies for working hours, trash
removal, etc.
- Obtain necessary Permits and Engineering
- Supervise and direct the work with fully qualified Superintendent
- Field Coordination with Subcontractors
- Issue detailed breakdown of request for Changes
- Provide Safety Meetings with respective Subcontractors
- Prepare and Submit Applications for Payments in AIA Format
- Prepare and administrate completion of Punch-list
- Obtain final Inspection and Certificate of Occupancy
- Implement Security and Protection as required
- Review and process Shop Drawings and product samples
- Obtain Inspections and Governing Authorities approvals
- Initiate Punch-list walkthrough upon Substantial Completion
- Provide Final Waivers
- Monitor completion of Punch-list/Demobilize
Post-Construction Phase Activities
- Assist with Occupancy and Move-in
- Compile and Issue Guarantees and O & M Manuals
- Compile and Review As-built Record Drawings
- Obtain permit sign-off from Governing Authorities
